Completed comprehensive preventive maintenance inspection on 2011 Heil air conditioning system. Performed standard tune-up procedures including filter inspection, refrigerant level verification, electrical connection testing, condensate drain evaluation, and overall system performance assessment. Equipment located in basement utility area with outdoor condensing unit on deck; noted existing water staining on surrounding wooden joists unrelated to HVAC system. All components functioning within normal operating parameters at time of inspection.

Completed cooling check on Lennox heat pump. Drain lines are in good condition. Refrigerant line is in good condition however was rattling and making an obvious noise in bathroom. Some biological growth found inside unit cabinet. Ductwork is in good condition. All major outdoor components are operating properly. Refrigerant pressures are within a good range.
